“When I do something I do it with passion, my challenge is not making as much money as possible, but just doing my best to be the number one.” 
Well, everybody is creating a one-stop service nowadays, but a company that offers 99 Services Real Estate Law & Notary office – Travel Agency must really cover nearly every need. It must be an extraordinary man who has managed to set that up. I know he is a real big gun in the real estate business, so here I go; entering a world that's new for me - I have never owned land, a house, a condo, or a villa in Thailand and I haven't got any property in Thailand so far. My biggest achievement is paying my Landlord on time.

Mr. Pattaya, Roland Gobert was born on July 10, 1953, as a French citizen. It would take too many pages just to summarize his educational background - including some Universities - and qualifications, but I will mention a few of them: Master Degree in computer programming and analyzing, specialized in accountancy, planning, management, corporate sales, marketing, majored in business and economics. He has been coaching sales agents and is an international expert-counsel in investment. And last but not least, he is a Certified International Property Specialist (C.I.P.S.).He is now recognized by the National Association of Realtors – one of the most important international real estate organizations - as a specialist (I quote them) “who is a consumers' best resource to ensure they are dealing with a skilled professional in the unique aspects of international real estate.” With some pride, he shows me pictures made in Rome, where he stayed in May 2005 to obtain this certificate, which not many do possess. He shows me a CIPS directory called Who's Who in International Real Estate, which only includes 3 persons within Thailand, Roland Gobert of 99 Services is one of them; the only foreigner in Thailand ( Canal 3 National T.V.on January 16, 2006 ) and the only one in Pattaya. The authors even call him “Mr. Pattaya.” “I don't think of myself of Mr. Pattaya, but of course it is an honor if such a respected organization does so.” So if you want to buy a house, condominium, apartment, or villa, for properties you are dealing with a real and recognized expert here.

It is obvious that Roland is a natural-born Businessman.

But he didn't start in the real estate scene. He didn't sell houses or condos first. If we would list all the different jobs he had and companies he has been involved in, we would also run out of pages. One of the jobs he likes to look back on was being Director of the monitoring and safety of the international Airport of Strasbourg. He has a lot of working experience in the field of security. In France, he was also Sales Manager and Commercial Director for some companies and when it came to selling the product, he was always brilliant. He has won some prizes because of these skills, including the award for realizing the best national turnover. It doesn't really matter what the product is, Roland will sell it. “I remember that I went to Germany where a friend of mine had a little beauty salon, which was also specialized in fake long nails for women. I had never seen these in France and knew immediately it would be a hit and it became a successful business indeed.” (O. Creations). After dealing with the French Tax Department, which drew a high payment of taxes out of his pockets, he decided to clear his duties of tax payments and say goodbye to his beloved home country. So in 1988, Roland decided to come to Thailand. “The first 8 months I only focused on learning the Thai language.” He then started to do all sorts of businesses. Still not real estate though “In those days Michael Jackson had perfume on the market for which I got the Thai rights and it did quite well, for instance in Robinson's.” (These days you would rather expect it to be on the shelf in Toys R Us). “I also was quite successful selling a paint that smelled well but would poison insects, of which there are an awful lot over here. It was perfectly safe for human beings though.” Roland will be very professional also though as the owner of the 19th Hole, the pool pub, and restaurant on Walking Street opposite the Marine Bar. You had to climb upstairs to enter and there was this aquarium inside with real sharks. “I talked with companies that build and install escalators but they were extremely expensive. So we made one ourselves using luggage transportation techniques from airports. We organized lucky Draws with interesting prizes twice a week and especially the Thai girls liked that and took their friend to my place. But the bar was very popular and crowded anyway.” Roland also owned “My Office”, one of the first travel agencies in Walking Street, and the “4 Seasons”, Diamond Blue Ice cream and bakery shop. As you can see it took a while before he started to focus on the real estate market in Pattaya and Jomtien ” I really had a lot of businesses, but I never was involved in the sex trade.” He also had a discotheque for a while. “The best thing to remember about that enterprise was the gigantic 450-kilogram Dinosaur we put outside the place, nearly completely out of steel. We made it move like a robot. It was a real attraction for all the tourists strolling through Walking Street .”

“Either you choose to hang around in the bars or to make money” 
During the years Roland Gobert then developed rapidly to a highly respected Real Estate expert and a leading consultant for many prestigious companies in and outside Thailand, as far even as the United Arab Emirates. Closer to the home he works also for Pattaya & Properties, Consultant, Business Development Manager for Siam Best Enterprises, and Managing Director of Jomtien Properties & Law Adviser. (Best Seller in Thailand Multi-million of U.S.$ . He has been around in the high-quality international standards developments – the premium & Executive real estate market - in this area quite a while and has been extremely successful. “In this market, there is a lot of money involved and every single sale of a house or condo in Pattaya or Jomtien can generate quite amazing amounts of profits. But I am not driven by the money to do my job as well as possible, when I choose to do something; I always want to be the number one. But I do it with honesty, which for me is most important. I want to give people the right advice and don't want them to invest in property in Pattaya or Jomtien that will not payback. It's a matter of trust. I only have done my job well as both my customer and I are satisfied. If he has got the dream house he (and she) has always wanted or a condo with a view over the Pattaya or Jomtien bay, for a reasonable price and I have made my profit for delivering this dream Pattaya or Jomtien dream house or apartment than I am pleased. That's the way I work and why I don't need any bodyguards” He then takes me to a nearly finished awesome house in the Jomtien area and tells me that it was bought by an average Thai family he knows well, who needed money for the treatment of a seriously ill relative. Somehow they got quite a bit of money together and Roland advised them to invest it in this Jomtien property. Just recently the house with a swimming pool is sold, handing the family a more than substantial profit. Given his enthusiasm, while telling me this, it is clear to me that these achievements are satisfying him most because he cares for his customers and the community. He tells me a lot of technical details about the construction of the house as if he had built it himself. ”If you don't are an insider regarding the aspects of a building, the companies that do the construction work or provide the utilities, the authorities, and laws you have to deal with, you can't possibly be successful in the real estate business in Pattaya or Jomtien. I know exactly what product (house, condo, and villa) I sell.” And that's part of the reason behind his success, honesty, knowledge, and experience in the real estate market in Thailand and Pattaya and Jomtien. But he is also a very skilled communicator and a charismatic person. “I was making a lot of money for the companies I worked for as a consultant - I bet nobody can show me someone who can sell more than I do - and at a certain moment you wonder if you should start your own real estate company in Pattaya to provide customers with a good opportunity to invest at reasonable and affordable prices. So I decided to start at 99 Services.” Roland realizes that it will be very demanding. “When you come to Pattaya you can choose to hang around in the bars or to make money. I came here for the latter. I love challenges and know you have to work hard to achieve your goals.

On 5 February 2005, 99 Services Real Estate & Law Adviser opened its doors in Pattaya. It is not only a real estate company though. “High-flyer” 
Don't think you everything about Roland yet and if you have good luck to talk with him you will get all information you needed. OK, you know now that if you sell the piece of land, the house, villa or apartment in Pattaya or Jomtien that you really want, he is the one who can deliver. But Roland Gobert also was a pilot at the French Air Aerospatiale and he did test flights for new planes. “Flying planes is actually my favorite hobby. I still do fly frequently, which I like a lot but also must do to maintain my licenses.” Other hobbies (if there is time for it in between offering 99 services and the best real estate Law Office & Travel agent in Pattaya and Jomtien) of Roland are playing golf, playing with the computer especially to make designs, playing on the stock market and following the news. He also likes to watch movies; his favorite one is the Big Blue. His favorite music is Latino American music, but he also likes classic music and flute music. As a born French he also appreciates “chansons', especially those of Jacques Brel (though he was from Belgium) and Serge Gainsbourg (whom a lot of us might remember from this extremely controversial and far ahead of its time duet with Jane Birkin; “Je t'aime, moi non plus”). Roland's a bad habit: smoking cigarettes and he thinks he should lose some weight. But then again, he is found of good food. 

“I don't think Pattaya and Jomtien should change that much, people love it the way it is” 
Being an insider in the prestigious projects of the real estate market in Pattaya and Jomtien Roland predicts a bright future for Pattaya. “The real estate business is really booming. Pattaya and Jomtien will only grow in the coming years and considering the sort of properties of houses, villas, townhouses, businesses, hotels, restaurants, condos, apartments, studios, 1,2,3, bedrooms, penthouse, land….I sell, more and more people will be moving in who can spend more money for top quality real estate in Pattaya and Jomtien but for those with less money to spend affordable and good properties in Pattaya and Jomtien are available as well” He doesn't really expect though that Pattaya and Jomtien, Naklua and other places in this area will soon change into a family resort or a haven for quality tourists. “I don't think Pattaya or Jomtien should change that much. Many people have always liked the city as it is. It is like a buffet. Everybody can choose what he wants (sports, entertainment, tours, sea & sun, business, association's, golf, shopping, pleasure, etc.). In western countries, life is getting lonelier and colder. People are having a hard time being themselves. I wouldn't like Pattaya to move in that direction. Pattaya - Jomtien is full of life and action. Sometimes I like to watch the Pattaya or Jomtien scenery with all the different kinds of people finding their way through the bars and the food stalls, retired men riding on their motorbikes in their shorts, still enjoying life. This is Pattaya and it is fine with me. Those who don't like it can pick so many other things from the buffet to enjoy staying here and that is OK too. You must enjoy life.” And you can enjoy life in Pattaya and Jomtien, so why not buy a house or condominium or villas here? Talking about Pattaya as a buffet; for Roland nice food is an important part of enjoying life. “I love to go out to have a good lunch or dinner with people, talk with them and enjoy the weather and the beautiful surroundings. The only annoying thing about Pattaya & Jomtien I can think of right now is the overdose of taxis, which cause danger and traffic jams.” But then he focuses again on the importance of enjoying life. “What is money worth if I don't enjoy myself? I can only wear one pair of shoes at the same time and when I die I can't take my car with me in my grave”.
